Homeowners in attendance.  Raejean Warren unit 3036, Jim Erie unit 58, Virgil Christianson unit 68, Jean Halvorson unit 69, Brian Glowa unit 1043, Lyle Reed unit 44


The meeting was called to order by President Martin Hayward at 8:29 AM
Minutes of January 9, 2018 were reviewed. Corrections were made. The trees at the south pool are to be trimmed not removed. The transfer fees were to rise immediately not on March first. With those corrections, Roger Borgwaldt made a motion to approve the minutes. Sheryl Brown seconded. Approved

Homeowners concerns. Virgil Christianson expressed desire to finish the project in Phase 4. The new Board will review the budget and capital projects after the annual meeting.

Raejean Warren our insurance advisor has reviewed the policy and will report at the annual meeting. She had a couple of questions that she will clarify.  Roger Borgwaldt  asked her to ask the agent how we can change the anniversary date on the policy.  Currently it is at a time when few Board members are in Arizona.

Financial Report.
Sheryl Brown pointed out that the amount going into reserves in January and February was $11,000.00 each month.  Roger Borgwaldt made a motion to approve the report with the correction of the previous minutes to state that transfer fees would rise as of January 9, 2018. Sheryl Brown seconded. Approved
Roger Borgwaldt made a motion that the reserves are estimated to be $390,000.00 at the end of the year. Martin Hayward seconded. Approved.

Direct TV.
No one is happy with the current situation. The new Board will have discussions on this.

Landscaping
Clear Cut recommended only trimming the trees at the south pool. Sheryl Brown made a motion to trim those trees. Roger Borgwaldt  seconded .  Approved.

Buildings
Roger Borgwaldt made a motion to remove a No Parking sign on Aaron Drive in the complex. Sheryl Brown seconded. Approved.

Managers report
She has had a request from unit 3313 for an additional treadmill in the exercise room. No action was taken. Terminology of the transfer fee needs adjusting.

Annual Meeting plans were reviewed.

Roger Borgwardt  made a motion to adjourn at 10:05 AM. Sheryl Brown seconded .  Approved
